The New Delhi Railway Station is set to become an iconic place in the country with a new two-storey structure replacing the existing building. This will be in addition to a 40-storey high-rise building which will house hotels and an office complex and other commercial establishments.

Based on the initial bid, the project will include a mix of retail, office, and hospitality developments in an area near central Delhi’s Connaught Place (CP).

The Rs 6,500-crore project will result in commercialisation of a 230,000-square-metre (sq mt) area, a flyover to decongest traffic at CP, the redevelopment of a stadium, and reconstruction of three railway colonies near the station.

Almost all other buildings near the station will make way for the new massive structure involving four flyovers and a 25 km road and a wide pedestrian boulevard with shopping areas on both sides.

The proposed station is projected to have a built-up area of 33 lakh square feet, which is reportedly 60% the size of T-3 of Indira Gandhi International (IGI) Airport.

The NDLS redevelopment broadly includes revamp and redevelopment of the railway station which includes revamping of 16 platforms, an elevated concourse, revamp of associated infrastructure, a flyover and access road network, multi-level car parkin, railway quarters on 40,000 sq metre of railway land, railway offices.

The whole project is expected to cost Rs 6200-6500 crore of which Rs 5,000 crore is expected to be used up in redevelopment of the station itself.  The redevelopment project is expected to be bid out on a Design, Build, Finance, Operate and Transfer (DBFOT) model, said reports.

By December 2020, the authority aims to call bids for execution from selected bidders. The project is expected to be completed over four years after signing of the concession agreement.
